Part 3: Law of Attraction and Real Estate – First Impressions
 
The cliché “you’ll never get a second chance to make a great first impression” comes to mind.  Most will say a person will form an impression about you within the first 60 seconds.  Or is it 30 seconds?  Wait, maybe 10 seconds?  The law of attraction is less than that!  According to a series of experiments by Princeton psychologists Janine Willis and Alexander Todorov reveal that all it takes is a tenth of a second to form an impression of a stranger – first impressions. 
 

Marketing real estate is an art of first impressions. Within seconds, the law of attraction will either draw a buyer to the seller or push the buyer away from the seller.  Part 2 of How to Attract a Buyer – The Dating Game explained how all of us are attracted to real estate. If that is the case, then every property listed should look its best from the start, would you not agree?  Let’s use a few examples to prove the law of attraction and real estate.


Look at each row. You have less than 3 seconds to choose which property you are attracted to.

From Row 1, both properties are listed at the same price.  Which property were you attracted to within 3 seconds?  Picture 2?  Why? Because Picture 1 is blurry and may have been taken with a cell phone.  According to the Multiple Listing Service, this property was on the market half a year and did not attract a buyer.  


From Row 2, both properties are listed at the same price.  Which property were you attracted to within 3 seconds?  Picture 3? Why?   Because a partial picture of the home is reflected in Picture 4.  According to the Multiple Listing Service, Picture 3 sold in 2 days while Picture 4 did not secure a buyer after being on the market half a year. 


According to the law of attraction and real estate, the seller has a short window of opportunity to attract a potential buyer to the property – first impressions.  Would you say that Picture 1 and Picture 4 had the best interest of the seller by giving the best first impression possible?  First impressions DO matter in real estate!
